Do I need a Dutch bank account and a BSN (citizen service number) to buy a home?
Yes, a Dutch bank account and a BSN are required to secure a mortgage and complete the purchase process. If you don’t have them yet, we can advise you on how to arrange this efficiently.
How does the mortgage process work for expats?
As an expat, you may be eligible for a mortgage covering up to 100% of the property’s value. However, lenders assess factors like your residency status, employment contract, and income. We connect you with mortgage advisors who specialize in expat financing.

In addition to the purchase price, buyers in the Netherlands pay 2% transfer tax (or 0% for first-time buyers under 35), notary fees of €1.000–€2.500-, mortgage arrangement fees of €1.500–€3.000, and a fixed agent fee of €2.450 for our full-service buying support.
Do I need to speak Dutch to buy a house?
No, that's not neccessary. While many documents are in Dutch, we ensure everything is translated and clearly explained to you. We also work with English-speaking mortgage advisors and notaries.
Can I rent out my property after buying it?
Not all properties allow rental due to municipal rules or homeowners' association (VvE) regulations. If you're considering renting out your home, we can advise on which properties have the flexibility to do so.
